Little Nashville Indiana is located in the scenic hills of south central Indiana at the intersection of Indiana State Roads 46 and 135. It is about a mile west of Brown County State Park. Nashville is the county seat of Brown County.

While not a large town, Little Nashville is chuck full of shops, restaurants and coffee houses making it a delightful place to visit. Most of the buildings are patterned after early American architecture. Some are apparently original log cabin structures, others are reproductions. It resembles Gatlinburg, Tennessee, only smaller.

The shops offer merchandise not found in the big box stores. Some of the offerings are handcrafted, made locally. A local winery maintains a shop in the village, as well as numerous antique and art galleries, candle and gift stores. To find them all, you must peruse every little alleyway and street, as the stores are tucked in every conceivable corner.

The restaurants in Little Nashville are mostly small and locally owned which have excellent food and accommodations. There are several bed and breakfasts which also have restaurants on the premises. There are also several coffee shops in which gourmet coffees and lattes may be enjoyed.

To get to Little Nashville from the east, you would exit Interstate 65 at Columbus, Indiana and travel west. You will pass Brown County State Park about twelve miles after leaving Columbus. Nashville is about two miles past the Park. To get to the shopping area, turn right (north) on State Road 135. There is a free public parking area on Washington Street, which is the first street to the left. There are pay parking lots in the town at various locations.

The world-class salmon and trout fishing available along the southern edge of Lake Michigan is arguably the most productive fall fishing trip for Hoosier anglers. Less than two hours away from north-central Indiana, it is easy to fall in love with those brawny and abundant fish of our inland ocean.

Ten months out of the year, salmon fishing requires a stout boat, extensive tackle and excellent seamanship skills. However, when the fish make their annual spawning run up the streams emptying into the big lake, even the shore-bound angler stands a good chance of bringing home a trophy king or steelhead.

Starting in late September, large chinook (or king) salmon gather off the mouth of rivers, creeks and harbors. As September turns to October, the more abundant coho salmon arrive, along with steelhead and brown trout. The harbors and streams of Lake Michigan become watery warehouses stacked full of aggressive salmon and trout, ready to be intercepted by adventurous fisherman.

For the pedestrian angler, the plan of attack is to stake out position along a jetty or pier and begin endlessly casting into the lake. This type of fishing doesn’t require finesse so much as dogged determination. Whereas a boat angler might troll effortlessly for a half-hour to find a fish, the fixed angler must cast many, many times to cover the equivalent distance of water.

Regardless of the fishing method, heavy trolling gear or level wind reels are not required. Though a nice salmon might weigh in at 25 pounds, a stout bass fishing rod with a high-capacity reel filled with 12- to 15-pound line will land the majority of fish. If you are concerned about losing a lunker, a light saltwater spinning rod with fresh 15-pound test line will subdue virtually anything in the lake. A long-handled net is also very helpful.

Boat anglers primarily use diving crankbaits and spoons. A popular lure is the Rapala minnow but virtually any rapidly moving, medium-sized, intermediate-diving bait can be productive. Regardless of lure, bright colors are the rule. The “Firetiger” paint scheme is very popular, along with fluorescent orange, green or yellow while blue and silver are also very productive.

Shore anglers often use natural bait suspended just under the surface on a float. The most popular natural bait is a spawn sack while nightcrawlers, single salmon eggs, minnows, shrimp and even crawfish are also popular. The local bait shop is the best source for good local tips and tactics for such fishing.

Popular spots for shore and boat anglers include the Michigan City harbor and jetty, along with Burns Ditch and any of the marinas’s lining the southern edge of the lake.

Kids find zoos especially entertaining – there’s something about cute animals that children just love. Luckily, Indiana has four great zoos to visit! These are: Indianapolis Zoo, Columbia Park Zoo of Lafayette, Potawatomi Zoo of South Bend, and the Fort Wayne Children’s Zoo.

Indianapolis Zoo of Indianapolis, Indiana

The Indy Zoo is the largest and most successful zoo in Indiana. A unique exhibit that you will not find at any other zoo in Indiana is the dolphin show.

They even have an in-water Dolphin Adventure, a special program where visitors can spend a 90-minute session swimming with real dolphins! In addition to the dolpins, the Indianapolis Zoo has a variety of other animals on exhibit and some rides such as a “4-D Sponge Bob adventure” and a zoo train ride.

Columbia Park Zoo of Lafayette, Indiana

If you are visiting Purdue, I highly recommend visiting the nearby Columbia Park Zoo. This zoo isn’t quite as big as the others I’ll mention, but they do have some wild cats and monkeys. In addition they have a waterpark, a train, and some nice playground equipment for the kids.

Potawatomi Zoo of South Bend, Indiana

The Potawatomi Zoo is the oldest zoo in Indiana and one of the nicest. They have a train (seems like every zoo does), and a variety of events throughout the year including Zoo Boo (trick or treating) and Zoo Brew (beer tasting). The Potawatomi Zoo has a well-developed large cats exhibit which includes lions, white bengal tigers, and snow leopards.

Fort Wayne Children’s Zoo of Fort Wayne, Indiana

The Fort Wayne Children’s Zoo caters mainly towards children, hence the name. The Indiana Farm Exhibit gives kids a first hand look at a bunch of farm animals, and allows them to interact with them. There’s a twenty foot tall treehouse for children in the Indonesian Rainforest exhibit, and child size caves in the new African exhibit.

The flagship campus of the Indiana University system is the site located in Bloomington, Indiana where Indiana University with a student population of over 40,000 proudly go by the nickname the Indiana Hoosiers.

The official name for citizens of the state of Indiana is the Hoosiers. The name Hoosiers derives from the nickname officially adopted by the State of Indiana over 150 years ago when a group of state representatives chose to henceforth be known as the “Hoosier State.” While the exact origin of the now well-known term is not precisely known it is believed that the word has been around since at least 1830.

One of the most commonly recognized explanations for the derivation of the word Hoosiers is that it comes from the Cumberland dialect of old England where a similar sounding word (“hoozer”) was said to mean anything of substantial size, such as a hill. While Indiana topography is not traditionally thought of as being mountainous it can in fact be quite hilly. Based on geographical surroundings those who initially inhabited what is now the hilly Southern region of Indiana were often referred to as hill dwellers and subsequently adopted the Hoozer nickname which was later adapted to Hoosiers.

While the previously described explanation is still unsubstantiated conjecture there are other theories as to how the term Hoosiers was created and tied to the good people of Indiana. One of the more colorful explanations is based on the wide open spaces that dominated the Indiana landscape. In the early days of settling, cabin dwellers would have to yell out at approaching individuals to determine if they were friend or foe. A common message often shouted was one asking, “Who’s there?” When heard from a far enough distance and with a certain ascent the phrase “who’s there” can be jumbled into sounded akin to Hoosier.

Another tale dating back to the early settling days describes the scene as one with prevalent violence and common fighting in the streets. The settlers were said to be so vicious that it was near common place for missing teeth and bitten off ears to be left behind after intense brawls. The result of these fights relates to the Hoosier nickname because as legend has it hearing an onlooker quip “whose ear?” was a common occurrence. It is widely believed that this explanation relating the phonics of “whose ear” with “Hoosier” should be taken with at least a few grains of salt.

Regardless of which explanation you buy into it is clear that the state of Indiana has an interesting history and the memory of that past is preserved in both the state nickname (The Hoosier State) and in the flagship university: the Indiana University Hoosiers.

Selecting the right location, building and being able to lease the building in favorable terms is a difficult task, one that any business owner will spend a lot of time and energy in making sure nothing goes wrong. Lessees often prefer long-term leases for commercial use as it will help establish their business and once the business is established they prefer not to move to another address.
Establishing a business lease in Indiana, being a lengthy process requires the guidance of an experienced attorney to help the tenant understand the terms better as well as to be able to negotiate a better deal with the lessor.
Things to Consider While Establishing a Business Lease in Indiana:
The type of lease, if it is a gross, percentage, graduated or a net lease
The duration of the lease and the renewal option available
The rent charged should be fair market value and not over priced.
The security deposit and the conditions in which it may be forfeited.
The rate at which the rent will be increased and the rent on renewal of the lease should be decided.
The condition of the building inspected by both parties, documented and signed.
The insurance coverage provided by the lessor. It is better that both lessee and lessor have general liability insurance.
The property tax has to be paid by both for their personal property in the premises.
The tenant has to pay for the utilities as well as for any damage or repair caused by him.
The tenant has to get permission from the landlord before doing any alteration to the building as well as follow any building rules regarding parking and common area usage too.
The lessor has the right to enter the building for inspections or to carry out repairs as desired by him.
If the tenant fails to pay the rent, he is given 10 days notice before a notice of default is served to him.
The period of notice given for terminating the lease by either party has to comply with the State laws.
They have to discuss what will happen to the security deposit in case the lessor sells the land to a third party but the lease remains in tact no matter if the property is sold.
The lessor has the right to double the rent incase the lessee hold over the premise without permission.
The lessee has to make sure he can sublease the premise incase of a merger with another company or he is bought by another company.

Purchasing homes in Indiana for sale is a great investment because Indiana is home to hundreds of very famous social events that allow you to be immediately plugged into an exciting social scene greater than most states.

Homes in Indiana for sale are considered to have value for many reasons, but one of the greatest is that we are a very active state with so much to do. Our most famous activity is racing. The Indy 500, also officially known as the Greatest Spectacle in Racing®, is the largest sporting event in the world. This one race literally brings visitors from around the world to Indianapolis to watch the 500 mile long race take place during 200 laps around the track. People who buy homes in Indiana for sale also enjoy the Brickyard 400, a relatively new NASCAR race. There is a tradition at the Brickyard for the participants to “kiss the bricks” that make up the finish line for good luck before the race begins. Also, as of September 15, 2008, Indianapolis became the second of only two Moto GP (Motorcycle Grand Prix) venues in the United States.

Indiana is also home to many renowned team sports organizations including the Indianapolis Colts (NFL), the Indiana Pacers (NBA), the Indiana Fever (WNBA) and a whole slew of collegiate teams that compete well in national tournaments. The Indianapolis Colts won the National Football League’s Super Bowl in 2006 and have just built the new Lucas Oil Stadium that will house the Super Bowl in 2012. Homes in Indiana for sale benefit from having such great teams close by because it increases the demand for homes. In Indiana for sale, you will find many great houses that are close enough to these events to enjoy them without having to live downtown Indianapolis, especially if you are looking in Hamilton County. Another accolade for Indiana’s sports scene is the NCAA Headquarters and Hall of Fame, located right in the heart of Indianapolis.
